This report is a marketing research of real estate offers in the Dominican Republic on the Russian market.
Subjects of the research are residential and commercial real estate markets of the Dominican Republic. The observed region makes up a local market.
The object of the research is a realty unit (residential or commercial) in the region under review, offered by companies that are presented on the Russian market.
The aim of the research is to find out the peculiarity of real estate offers of the local market in Russia.
To prevail the following tasks were performed:
• Realty units of the local market were analyzed;
• The structure of realty units offered today on the Russian market was revealed;
• The largest companies operating on the Russian market and offering real property units in observed regions were described;
• Different aspects of real estate investments (a risk, legal characteristics, a tax legislation) in concerned regions were analyzed;
• The demand analysis for overseas real property was carried out and the portrait of a potential customer was described;
• The market capacity was estimated and market development prospects were described.
During the research Vesco Consulting specialists have also turned to experts of the following companies for information: Century 21 Prime Time Realty, HomeInvestor, Trust Realty and «International Investment & Construction», that made possible to use in the research the latest information concerning observed markets as well as customer preferences of the Russians.
This research can be interesting and useful for those companies who are going to offer or already offer purchasing services in Russia concerning the Dominican Republic, as well as for construction and development companies who are going to start business in this region.

The office real estate market stayed high in March 2011: the delivery of new projects was in progress, a large number of lease deals on high-quality office space (see Spreadsheet) were concluded; there are still a number of companies, who look for rather large properties “for themselves”. Following almost restored sector of Central business area more distant business areas also began to recover: thus, the first stage of “Riga Land” business-park at Novorizhskoe highway (9km from MKAD) was leased, the second stage is implemented at 20%. Nevertheless, the recovery of the market does not presuppose the return to the pre-crisis level, and the negative trends are still characteristic of the office real estate market: thus, it was reported in March that two large developers – Coalco and AFI Development intended to restructure the portfolios: thus, Coalco is about to concentrate on the residential real estate segment and sell the projects in the commercial sector, and AFI means to sell all the regional assets and turn from development business to the investment one.
RESIDENTIAL REAL ESTATE MARKET OVERVIEW Q1 2011
According to official data, 5.25 mln. sq.m. of residential space were commissioned in Russia for the first two months of 2011, which is 11% lower than in the corre-
sponding period of the previous year. On the whole, 63 mln. sq.m. are planned for commissioning in 2011. Only 62.4 thous. sq.m. were delivered in Moscow for January-February 2011 (35% of the indices of the analo-
gous period of 2010). According to the preliminary data of Moscow state statistics, approx 200 thous.sq.m. were de-
livered for the whole Q1 2011 in Moscow, which is 60% lower than the indices of 2010 and constitutes less than 10% of the total volume of residential space, planned for commissioning in 2011 in Moscow. On the whole, accord-
ing to the plans of authorities, 2.7 mln. sq.m. of residential space will be commissioned in the capital in 2011. The primary residential market in Q1 2011 is charac-
terized by rather active delivery of new projects. This trend was typical of the whole 2010. However, if in 2010 economy-class properties prevailed in the market, then the new supply, which enlarged the market in Q1 of the current year, was represented by the properties, belong-
